The Development
Set along Holland Link, Amberwood at Holland is a 99-year leasehold development by Sim Lian Group in the new Holland Plain precinct of District 10.
The project takes a deliberately low-rise approach. Its approximately 183,729 sq ft site will hold just 212 homes, with buildings limited to six storeys. With fewer residences spread across a relatively generous land parcel, the development has room for more greenery, wider spaces between blocks and a less built-up residential environment.
The neighbourhood adds to that sense of space. Established Good Class Bungalow enclaves are found nearby, Holland Green Linear Park runs along the development, and a future Community Plain will introduce another open space within the Holland Plain precinct.
Amberwood at Holland also departs from the compact-unit formula seen at many new launches. Its residences begin from three bedrooms and extend to four- and five-bedroom layouts, placing the emphasis firmly on households looking for more substantial living spaces.
Despite its peaceful surroundings, the development remains close to familiar destinations across Holland and Bukit Timah. Holland Village, Sixth Avenue and Beauty World are easily accessible by car, offering a wide range of dining, retail and daily conveniences. King Albert Park’s future role as an MRT interchange will further enhance transport connections in the area.
With its limited number of homes, low-rise profile and green surroundings, Amberwood at Holland offers a quieter interpretation of District 10 living — one that combines the character of an established residential enclave with the convenience of the wider Holland and Bukit Timah neighbourhoods.

Why Holland Plain

King Albert Park station on the Downtown Line is the nearest stop, and is planned to become an interchange with the Cross Island Line. The PIE and AYE put the CBD and one-north within an easy drive.

One Holland Village, Bukit Timah Plaza, Beauty World Centre, Holland Road Shopping Centre and The Star Vista cover groceries, clinics, cafes and weekend dining without leaving the neighbourhood.

Methodist Girls’ School (Primary) sits within a 1km radius, with Henry Park Primary, Pei Hwa Presbyterian Primary, Nanyang Primary and Hwa Chong Institution in the wider catchment.

Holland Green Linear Park runs along the site boundary, a Community Plain is planned nearby, and the Good Class Bungalow enclave keeps the skyline low in every direction.
Proximity to a school does not guarantee admission. Confirm home-to-school distance and registration criteria through official Ministry of Education channels.
The Neighbourhood
Holland Plain is not a new estate waiting for amenities to arrive. It sits between four established destinations, each with its own character.

The Developer
Founded as Sim Lian Construction, the group listed on the SGX Mainboard in 2000 and was taken private by the founding Kuik family in 2016. It builds what it develops — construction and development sit under the same roof — and Amberwood at Holland is a joint venture between Sim Lian Land and Sim Lian Development.

Sim Lian is expected to preview the project in the second half of 2026, with the official launch to follow. Exact preview, balloting and booking dates are confirmed close to the date — everyone on the register is notified first.
Pricing has not been released. Indicative pricing is usually shared shortly before preview, and final prices are only confirmed at launch. We send indicative figures to the register as soon as the developer issues them.
212 residences across three, four and five bedroom layouts — there are no one- or two-bedroom units in the mix. Exact strata areas, balcony sizes and the full unit mix are released together with the floor plans.
99-year leasehold. Completion (TOP) is currently estimated at Q4 2030, subject to construction progress and approval from the relevant authorities. Treat the date as indicative until the developer confirms it in the sale documents.
King Albert Park on the Downtown Line is the nearest station. It is planned to become an interchange with the Cross Island Line, which would give the same station a second line. The PIE and AYE are both close by for drivers.
Sim Lian states that Methodist Girls’ School (Primary) falls within a 1km radius of the site. Distance improves priority during the Primary 1 registration phases but does not guarantee a place. Confirm the exact home-to-school distance and the current registration criteria through the Ministry of Education before making a decision on that basis.
Not yet — the showflat is still under construction and is not open to the public. Viewing will be strictly by appointment once previews begin. Register your interest and we will arrange a slot for you as soon as it opens.
No. On a developer sale the buyer pays no commission — all fees are paid directly by the developer, so using us costs you nothing. Registering carries no obligation to purchase.
